When I bought my first house, I was very worried about money, so I made the mistake of not having a home inspection performed. I very much wish that I had. Over the long run, I ended up spending a lot more on repairs than the inspection would have cost me.
The first month I was in my new home, I did not have any trouble. I thought I had made the right decision by not paying for the inspection. At the end of the first month, the trouble began. I began to notice that my toilets were not flushing very effectively. I used a plunger a couple times and just figured that it just must be the way they worked. Several weeks later, my bathtub backed up and filled with brackish water. I immediately called a plumber. I ended up spending ,000 of my hard earned money on a sewer problem that would have been caught by a home inspection. I started to realize my mistake.
Two months later, I noticed a slow drip in the ceiling of my laundry room.
I am not a roofer, but I got up there anyway, figuring I would surely be able to notice a hole. I did not know that sometimes damp looking spots on a roof were actually very weak spots. Needless to say, I fell through my roof and into the laundry room. Luckily, other than a few scrapes, I was not hurt, but I ended up spending a lot of money to have my roof replaced and the damaged repaired. I knew that a home inspection would have discovered this problem. I could have requested my purchase price by lowered to cover the replacement. What a mistake.
The next time I purchase a home, I will make sure to hire a professional inspector!
